Service Appartment
   
  The concept of a Services Apartment is, that it is a fully furnished apartment ready to be given on rent for definite / intermittent periods. Complete administrative back up including services of an institute/ club house is available, catering for facilities like reception, house keeping, dining and a host of other facilities like indoor games, gymnasium, library and the like.
   
  Prior to going ahead with the project a detailed survey was carried out with the 2200-2500 odd companies in Baddi, by the "Orchid Group", which clearly astablished the need and requirement of catering such a facilty. The report estimates that there is a requirement for such a facility to be created, as the present availabilty of rooms is approximately 550 and catering for those under construction, there is a net shortfall of quality apartments to service the needs of the companies.
   
  The cost is Rs. 2100/- per sq. ft. of super area (1600 sq. ft.) There is a floor rebate of 2%, 3%, 4%, & 6% for the second, third, fourth and fifth floors respectivly. Parking can be purchased at an additional cost Rs. 0.65 lacs for open parking.
   
  The survey indicates that an apartment is likely to fetch Rs. 3000/- pd (Rs. 2000/- for the two room set and Rs. 1000/- for the one room set). Assuming 50 % occupancy and accounting for Rs. 25000/- per month as expenditure and overheads, there is a net return of 20000/- anticipated.
   
  Every investor reserves the right to withdraw his money at any stage of the project. Complete money will be refunded with---% interest. He also reserves the right to change booking to any of the projects being handled by Gables Group by paying the differential cost / refund of extra cost whichever is applicable.
